Allen’s Creek Apartments; Clearwater, Florida
700 Unit Apartment Site
- Assembled, four parcel, 60 acre development site on Tampa Bay one mile South of SR 60 on US 19.
- Organized numerous community meetings with affected and adjacent property owners in order to gain public support.
- Rezoned property to multi-family high density to allow for 18 units per acre.
- Amended the Clearwater future land use plan as filed with Pinellas County and the state of Florida.
- Obtained preliminary site plan approval from the city of Clearwater and Pinellas County.
- Obtained State of Florida Department of Community Affairs approval for a 700 unit multi-family development.
- Obtained Florida Department of Transportation approval to utilize and improve U.S. 19.
- Negotiated city of Clearwater annexation contingent upon concurrency certifications, site plan approval and impact fee reductions.
